After years of delays, on Monday June 29, 2015 Calgary City Council will be voting on changes to the existing secondary suite bylaw to allow secondary suites in all R land use districts in wards 7, 8, 9, and 11. Communities outside these wards would not be impacted. Furthermore, if this bylaw is approved, it would still require homeowners in these wards to meet all safety and building regulations and obtain development/building permits with the city.
Secondary suites are currently not permitted in many areas of Calgary, including these four wards. As a result, Council spends hours debating individual suite applications each month, instead of other pressing issues. This situation has worsened the housing availability and affordability crisis in our city. More housing is needed now in order for Calgary’s economy to thrive and to compete for world-class talent.
All other major Canadian municipalities permit secondary suites in all residential neighbourhoods, including: Toronto, Ottawa, Montreal, Edmonton, Vancouver and Red Deer.
The status quo is unacceptable. We know the majority of Councillors agree that the current system for approving secondary suites is broken and unacceptable. This is the last chance for City Council to do something meaningful to fix this problem before the next election in 2017.
